Mobile/Manufactured Home Inspections
Manufactured homes are built in the controlled environment of a manufacturing plant and are transported in one or more sections on a permanent chassis. In Florida and Georgia, FHA and VA require that all homes financed or refinanced under a new loan have foundation systems equal to the current Florida standards, regardless of when they were installed.

Potential Modular Home Foundation Issues
One of the biggest challenges for getting an FHA loan for a mobile or manufactured home is the foundation. Many mobile homes suffer from foundation issues and do not meet the government’s requirements. To receive this type of loan, the structure needs to be built on a permanent foundation as designed by a professional engineer. Part of your inspector’s job is to determine whether or not the current foundation is appropriate.
In some cases, the seller may be able to also provide documentation that the foundation is FHA-approved. If not, you’ll need the inspector to find out and let you know.
